With the civil construction market constantly evolving, some limitations remain in technological development, coupled with unintentional failures, a lack of building maintenance, accidents, and professional negligence, leading to the emergence of building pathologies that cause their performance to be insufficient for their intended purpose. In this context, the present study is primarily concerned with investigating the ancient Social Security Institute building in Teresina, Piauí, to identify possible flaws and explain them in light of current Brazilian standards regarding building compliance parameters, the performance of its construction systems, maintenance systems, and useful life indications. It also aims to examine the building's construction scheme to ascertain its current condition and report on its origin, cause, and effects in relation to the associated risks. Therefore, a plan for corrective and preventive maintenance is proposed to facilitate planning for potential renovations. Given that procedures were carried out to investigate, diagnose, and provide a prognosis, highlighting the concern for the construction and quality of these structures before the community. That being said, an understanding was reached regarding recovery strategies to repair, cease, or reduce the detected causes. Understanding the aggravating nature of the problems, it is necessary to take steps to restore the building properly, employing restoration techniques that will preserve its historical heritage.
